RELEASED: April 2008 After researching the UK housebuilding market development and taking into account various other factors the following conclusions can be drawn from MBD's report: MARKET REVIEW 2003-2007: The UK housing construction market which incorporates both public and private housing is believed to have increased by 5% to a peak of £24.21 billion in 2007. Prior to that, the market demonstrated year-on-year growth between 2003 and 2006. A strong annual increase of 27% was recorded in both 2003 and 2004. However growth rates have moderated in the last three years, oscillating between 5% and 9%. MBD believe that overall the market increased by 58% between 2003 and 2007. MARKET FORECAST 2008-2012: Any forecast of the housing market made in the current set of conditions inevitably carries a greater level of uncertainty than would typically be the case. The private housing sector is anticipated to account for the second largest proportion of total new work during the forecast period. Output is projected to increase year-on-year over the forecast period, albeit at a more moderate rate compared to the review period. In 2012, construction output is projected to reach £23 221 million (at 2007 prices). This represents real term growth of 17% compared with 2007. A negligible increase is predicted in 2008, partially reflecting the current slowdown in economic growth, although growth rates of between 3% and 5% are expected between 2009 and 2012.
