UK CONSTRUCTION MARKET RESEARCH REPORT

After researching the UK construction market development and taking into account various other factors the following conclusions can be drawn from MBD's report:

MARKET REVIEW 2003-2007:

In 2007, MBD believe total construction output increased by 7% to £113.26 billion, representing growth of 34% compared with the beginning of the review period. Output increased by a strong 14% and 12% in 2003 and 2004 respectively. However this is believed to have been followed by more moderate increases in the three years to 2007. This is believed to be a reflection of difficult trading conditions with weakening private sector activity, increased pressure on consumer spending and a generally cooler housing market. Public sector construction output has slowed during 2005 and 2006 despite promises of higher investment. However, much of this has been due to the delay in implementing plans.

MARKET FORECAST 2007-2011:

MBD has revised downwards its forecasts for construction output in 2008 due to the expected slowdown in economic growth in the year. Nonetheless, the level of construction activity is anticipated to demonstrate year on year growth between 2008 and 2012, with annual growth rates oscillating between 3% and 5% in real terms. By 2012, output is expected to reach £138.04 billion (at 2007 prices), equivalent to a real term increase of 22% compared with 2007. The development of the market is expected to be strongly influenced by the delivery of government investment and the ability of local authorities to avoid the deferral of essential repair & maintenance work.
